Timber Lake, Yulan, NY
Timber Lake is a little jewel of a lake near Yulan, NY in the southwest part of Sullivan County. It’s a private non-motorboat lake, only 43 acres in size but arguably one of the prettiest lakes in the county. Timber was developed in the 1990’s along the ‘newer’ lake model, with 5 acre minimum lot sizes and covenants designed to maintain the natural feel of the lake.
Timber Lake straddles the mid range and upper end, so I wasn’t sure where to put it. Over the past couple of years, lakefront houses have sold for less than $400,000, around $800,000, and one particularly fabulous contemporary traded in 2014 for $1.45M. Overall, though, for a 3 or 4 bedroom lakefront house expect to pay upwards of $500,000.
Timber Lake is a favorite of mine for non-lakefront houses. Because they’re on 5 acre parcels, they enjoy a good amount of privacy, and the private community beach area is one of the nicest on any lake here. The lake is sand bottomed with a gentle slope, so is one of the best swimming lakes around, and is also a favorite among fishers. There are a range of house styles at Timber, from vinyl sided ranches to lodge style log homes. A non-lakefront vinyl sided ranch might trade under $200,000, while a larger non-lakefront log home could run close to $400,000.
Timber Lake is not a large community, so at times there may be nothing on the market here. But if you’re looking for a private, pristine, non-motor lake it’s worth keeping your eye out for real estate at Timber Lake.
