Upper end lake communities
in Sullivan County, NY

Sullivan County offers a number of higher end lake communities that feature larger lakefront parcels that afford more privacy and larger lakefront homes often with distinctive detailing. Some offer caretaker or concierge services for worry-free living. The ‘upper end’ price range is quite wide, starting in the $400’s for more modest houses at Black, Timber or York, up to $2 million or more for some of the larger Adirondack style lakefront lodges at the Chapin Estate. Also, some mid range lakes have properties that would be categorized as upper end, so these lake categories aren’t set in stone.

The Chapin Estate

The Chapin Estate is Sullivan County’s most prestigious lake community, with shoreline on two motorboat lakes, Toronto and Swinging Bridge reservoirs. Private, gated. Larger lodge style homes on 5 acre min. parcels from the $500's (non-lakefront) to $3M+.

A gem of a motorboat lake, 1 1/2 miles long. Southwest of Roscoe, with the feel more of an Adirondacks lake. Nearby golf and tennis.

York Lake

100 acre private non-motorboat lake north of Barryville. 2 communities on the lake, one gated. Nice community beaches. Larger parcel sizes.

Unique lake community dating from the late 1800's. Charming houses, non-motor lake, lakeside clubhouse, tennis, golf, extensive community land.

90 acre private non-motorboat lake between Jeffersonville and Bethel. Gated. 5 acre parcel size minimum.

The above are the main lake communities in Sullivan County generally seen as ‘upper end’, but other lakes that are largely more ‘mid range’ may also have homes on them that are clearly in the upper end range.
