White Lake, NY
White Lake is a 280 acre motorboat lake about 8 miles west of Monticello. It’s one of the most popular (and busiest) lakes here, and one of the few that features both commercial and residential development, with a number of lakeside restaurants as well as boat rentals and dock space. There is public access, including a DEC boat launch. White Lake is also convenient to the Bethel Woods Center for the Arts, about 4 miles west.
White Lake isn’t a single lake community with an overarching homeowners association, but rather a collection of varied communities that ring the lake. Along the northern shore of the lake is White Lake Homes, a community of modest lakefront and non-lakefront homes largely built in the 1960’s. White Lake Homes has an outdoor pool, tennis courts, a community beach and dock space available for non-lakefront homeowners
The eastern side of the lake has a range of residential options, including a small townhouse community, a lakefront coop, a small condominium, and free standing houses, ranging from modest cottages to larger, more opulent houses.
White Lake’s southern shoreline runs along Route 17B, and is largely commercial, but with a handful of lakeside houses. Along the southwest side of the lake is the Beechwoods Club section, mostly modest lake cottages with a row a larger houses along the northern end, and then a small community of houses along Naylor Road.
Lake houses on White Lake are fairly tightly packed, with most on 1/4 an acre or less. Higher density is permitted along most of White Lake because most of the area is served by a community sewer system, rather than on-site septics. Smaller lakefront cottages with about 50′ of frontage start here about $250,000, and larger lakefront houses can range up to the $600,000 range. The handful of very large houses here, or houses on an acre or more of land, might fetch in the million $ range if one was on the market. Non-lakefront cottages or houses start at around $125,000, but can vary widely depending on dock space, lake access and setting.
While some parts of White Lake are quieter and more ‘secluded’ than others, this is not a top lake choice for buyers looking for that quiet “On Golden Pond” lake retreat. This is a great lake, though, for buyers who want a lake with activity, and can hop in their boat to grab dinner at a restaurant across the lake, enjoy visiting with neighbors from the end of their dock, and like watching water skiers, jet skiers and wave boarders playing on the lake.
