Sullivan County Lakes – Emerald Green

Emerald Green is a lake community located on Lake Louise Marie, a 300+ acre non-motorboat lake near Rock Hill. The community was developed largely in the 1970’s, about a decade later than original Lake Louise community it shares the lake with. Until the 1980’s, with the arrival of new lake communities with larger parcel sizes like Black Lake and Timber Lake, it was the premier lake community here in Sullivan County and still remains a very appealing lake option.

Emerald Green is one of the few lake communities here with extensive recreation amenities, including two lakeside swimming pools (with lifeguards), tennis courts, ball fields and a clubhouse, “The Entertainium”. At one time there was even a small golf course, which has since been decommissioned. The old course, though, provides a sort of green belt that winds through Emerald Green.

The community has a bit more ‘suburban’ feel than some other more rustic lakes, like Wolf or Black. The streets are paved, there are street lights, and there are a number of houses with a more ‘primary home’ style. But the 70’s were arguably the heyday of funky vacation home styles, and Emerald Green is dotted with retro-cool houses including round houses, octagon houses and asymetric A-frames. If the Brady Bunch lived in New York and had a lake house, they may have had it here.

Most of the lake houses at Emerald Green are modest in size, ranging from 1,400 to 2,000 square feet. But the community also had great appeal for wealthier New Yorkers, who built some particularly large homes here. On Scarborough Lane, there are houses in the 4,000 square foot range with grand entries, sweeping staircases and 5 or 6 bedrooms.

Emerald Green also fronts on Treasure Lake, a second lake that is smaller than the main Lake Louise Marie. Lakefront houses on Treasure tend to be slightly less expensive than on the main lake. Treasure Lake, though, has some wetlands areas and shallower parts with shoreline vegetation, so some of the less expensive houses on Treasure may not be great for swimming.

Lakefront houses on the main lake are typically priced from about $300,000 to $800,000, and on Treasure from about $250,000 to $450,000 (depending on house size and shoreline.) Non-lakefront houses can be a great value here, ranging from roughly $150,000 to $300,000. Because of the size of Emerald Green, there tends to be more inventory available here than at other lakes, but lakefront options, particularly in the moderate price range, can still be quite limited.

For owners who are looking to have a lake house that they can rent out for short periods when they’re not using it to help cover expenses, Emerald Green may not be a top choice. The association actively discourages short term rentals.
