Non-lake second home communities in Sullivan County, NY

Not all second home communities here in Sullivan County have a lake as their focus. There are a number of non-lake communities with other recreational amenities as key draws. Fly fishers and conservationists may be drawn to Lew Beach and the Beaverkill Valley, while hunters, ATVers and sportmen may find great appeal in Black Forest Colony. Lew Beach

An upscale, conservation oriented 'community' in the far northeast of Sullivan County dedicated to the preservation of the Beaverkill Valley. Private fly fishing on the Beaverkill River, along with other recreational amenities. No hunting or motorized recreation.

Black Forest Colony

A very affordable rustic outdoors oriented community near Glen Spey in the southwest part of Sullivan County. Houses from the low $100's to the $400's. 800 acres of community land. Hunting, ATVing and snowmobiling permitted.

North Branch Commons

A small community of less than 20 homes, each on about 3 acres, near Jeffersonville in western Sullivan County. Community amenities include a swimming pool, tennis courts, and a large pond for owner use. Houses in the $200's.

There are also some other non-lake communities in Sullivan, including Hidden Ridge, Greentree Village and the Villa Roma, that are largely attached townhouse in style.
