Livingston Manor, NY is located in the northwest region of Sullivan County, about 2:15 from New York City. The quaint hamlet, which has undergone a significant renaissance over the past decade, is our gateway to the 'Great Outdoors'. The Willowemoc, one of the 'Big 3' fly fishing rivers, runs through the center of town, and the Beaverkill and Neversink rivers are only a short drive away. The Sullivan County section of the Catskill Park starts northeast of 'the Manor.' The Catskill Arts Society and the Catskill Fly Fishing Center and Museum are located here.

The area surrounding Livingston Manor is generally more wooded to the north and east, shifting to areas of open, rolling farmland to the southwest towards Callicoon Center. Overall, this part of Sullivan County is sparsely populated — which translates into often very little real estate for sale.

South of town, heading towards Callicoon Center, is Shandelee Road, one of the highest points in the county with lovely views. The Debruce Road runs east out of Livingston Manor towards Debruce and Willowemoc, and follows the Willowemoc River. John Lennon and Yoko Ono once had a home on the Debruce Road. There are 2 lakes in that area, between Debruce and Parksville. Hunter Lake is a small, motorboat lake, with older, smaller cottages. Elko Lake is a lovely non-motorboat lake with newer homes. Both lakes, which are private, have lakefront and non-lakefront houses.

Northeast of Livingston Manor is the stunningly beautiful Beaverkill Valley, which runs along the Beaverkill River. At Lew Beach is where Larry Rockefeller's Beaverkill Valley development (usually referred to as 'Lew Beach') begins. Lew Beach is conservation labor of love, with extensive convenants to preserve the natural environment. As you drive through, you just don't see many houses — they're tucked into the trees, and carefully placed so you can't see other houses from your house, and other homeowners can't see your house. Property here doesn't come cheap. Expect to pay about $400,000 for a building parcel (surrounded by protected green space), and upwards (and sometimes well upwards) of $600,000 for a house.

There is, however, a wonderful and very affordable alternative to Lew Beach on the Beaverkill Road. Edgewood Lake is a small development (maybe 20 homes?) done in the 80's. Houses are on relatively small parcels of about 1/2 acre and share access to private Edgewood Lake. Next door is Lake Waneta State Park, and the Edgewood Lakes development is surrounded by state land.

In town, the changes in Livingston Manor are very evident. Most of the once-vacant storefronts have been renovated, and are filled with a variety of new merchants. Hamisch and Henry Booksellers is currently the only new bookstore in the county. There are 2 galleries, a number of antique stores, Morgan Outdoors (one of the only outdoor outfitters in the county) and Ciner Track Bicycles. Just outside of town, east of Route 17 on the Debruce Road, is the yummy Flour Power Bakery.

Livingston Manor hosts the annual Trout Parade, along with free weekly outdoor movie showing in CinePark during the summers. The Shandelee Music Festival, an intimate classical music festival, takes place south of town every August.
