Looking for Lakefront?

Go to the Advanced Search and check "Waterfront". But note: the consumer MLS Search "Waterfront" category includes any listing that's 'water-related' including lakefront, riverfront, properties with ponds or streams and even non-lakefront houses with lake rights. The Broker MLS that I have access to can break out lakefront, so email me if you'd like me to just send you lakefront listings or would like me to set up a 'lakefront only' search for you.

Most, but not all properties, are available in the consumer MLS Search.

The MLS Search engine on this site is a great way to start shopping. But only 85% to 90% of listings are included. There are a few brokers that don't participate, properties in Sullivan County that are listed with brokers in neighboring counties and not included in the Sullivan MLS, and expired listings that may still be available for sale but are no longer displayed through the MLS. So definitely start here, but do email or call to see if I know of other properties that meet your criteria.

Use Advanced Search to Get Better Results

Under 'advanced search' you can select acreage, house style, square footage, and houses with views, garages and fireplaces. If you want a fireplace, though, keep in mind that a fireplace can often be added at a reasonable cost to a house without one!

Looking for New Construction?

Use the 'advanced search' feature, and select "Built after 2005". If you select "Built after 2006", you'll only get houses with a 2007 build date — and many of the new construction houses current;y on the market were built last year.

Use "Saved Searches" To Get Notified of New Listings

"Saved searches" is a great feature. Run a search, save it, and then request that the system email you when any new or changed listings come up that meet your search criteria. "Saved searches" does require that you set up a user profile, but don't worry — I don't send out any mass spam email, and won't call you unless you call me first!

What About Property Address and Tax Information?

Each Multiple Listing Service sets its own rules about what can be displayed on a consumer MLS search site. The Sullivan County MLS has decided that property addresses can't be shown, so there are no addresses in the listings. Property tax information can be shown — but the MLS Search provider I use doesn't have that capability. Its a frequent request, and I'm currently looking for another search solution that can display tax info.
