About Barryville, NY real estate in the Sullivan County Catskills
Barryville isn’t a hamlet in the traditional sense, with a Main Street and a cluster ot services like grocery stores, hardware stores and restaurants. Rather, Barryville, which hugs the Delaware River, is a focal point of the southwest part of Sullivan County, an area that also includes Eldred, Yulan, Glen Spey and Pond Eddy.
Barryville is familiar to many city folks as the place they come to raft, kayak or canoe on the Delaware River with one of the river outfitters nearby. This stretch of the river is particularly beautiful. The trendy River Market in Barryville is a favorite stop spot to pick up ‘fixings for a river picnic. Just outside of Barryville is the Hickok State Preserve, with 1,100 acres of state land.
The Barryville / Yulan / Eldred / Glen Spey area is one of the lowest density in the county, and along with the largely wooded (rather than open) terrain, affords more privacy for your real estate dollar than many other areas. You can find a privately set 3 bedroom home on 5 or so acres here often in the low to mid $200’s, and cabins on an acre or so in the mid $100’s.
This is also a part of the county with quite a few lakes, from upper and Timber and York, to Highland, a mid range motorboat lake, to a handful of smaller non-motorboat lakes with lake houses starting in the mid to upper $200’s. Black Forest Colony, which is a great option for hunters, ATVers and sportsmen, is in nearby Glen Spey.
Riverfront property can be tough to find, and most river property along this stretch of the Delaware on the NY side has Route 97 running between the house and the river. Route 97 can be pretty busy in the summer, as the winding road is a favorite with motorcyclists.
