The Smart Way to Buy Real Estate in the Sullivan County NY Catskills
Sullivan County has over 3 dozen communities oriented to vacation and second home buyers, ranging from affordable "lock and go" attached townhome and cluster communities that are great choices for summer snowbirds up to exclusive gated lake communities with grand homes stretching into the millions, and everything in between. Getting information on the myriad of options can be a daunting task, which is why I put together this guide to the lake and recreational communities here. I've divided them into four groups. Affordable Lake Communities where you can often find non-lakefront places with lake rights for under $100,000, and a modest lakefront place under $300,000. Mid Range Lake Communities typically offer non-lakefront houses with lake rights starting at about $200,000, and lakefront houses in the $300,000 to $500,000 range. Upper End Lake Communities covers a wide range, from the "lower upper" at York Lake starting around $500,000 to the exclusive realm of the Chapin Estate, where lakefront homes can be priced up to $3 million. We also have a handful of communities that don't have lakes, but feature other recreational amenities. I've included these under Non-Lake Communities.
