There have been quite a few good new listings coming to market over the last few weeks. But there hasn’t been a lot of country charmers in the affordable/moderate range under $300,000. So this one caught my eye. I showed it for the first time yesterday, and loved it. It’s more of a Craftsman cottage/bungalow style rather than a classic farmhouse. It’s been stylishly updated and oozes charm. There’s a nice open field out back with a sweet pond, and an outbuilding that could make a good workshop. It’s located on a quieter country road, not a busy main road. The one downside is that it’s not totally private or secluded; it’s only on 3 acres and there’s a house visible on one side (but not across the road, or the other two sides of the property). To put it in perspective, if this house was on 10 or more acres with 4 side privacy, it would likely be priced $100,000 more.
The location is also good, in the Beechwoods between Callicoon and Jeffersonville.
