Farmhouses in the moderate price range under $300,000 is a popular category, but there isn’t much inventory to meet demand. There are two good ones on market right now. One, MLS 42875, has been on the market since January, but at a higher price. The price just dropped to $285,000, and that caught my attention. The house is a classic, with a big porch and some nice property. So why didn’t it get buyer love when it was priced over $300,000? The house is set quite close to the Forestburgh Road, which isn’t a country back road. When it was priced in the $300’s, it was competing with other houses with more backroad settings. But at this price, it’s looking really sweet, and you get a lot more house at this price point than you’ll get at this price on a back road, and 11 acres.
The second house (MLS 44293 at $269,000) is on a country backroad, Schwartz Road in the Beechwoods near Callicoon. It’s a great location. The house isn’t as stylish as the Forestburgh house, but it’s a good classic. And there’s a very cool partially renovated barn that a previous owner used as a yoga studio. There are also beautiful mature gardens.
