I’ve been selling real estate here for almost 15 years, and have seen the top feature requests change over time. While barns and studios have always been a popular ‘nice to have’, recently they’ve become a top feature request among a lot of buyers I’m talking with. They’re looking for space to paint, make sculpture, do photography or woodworking or make music. This request is largely coming from young urban creatives, the 30-somethings from NYC that are the bread and butter of the Sullivan County second home market.
One of the reasons Sullivan County is popular with young creatives looking for workshop space as part of a second home getaway is that we’re relatively affordable compared to other areas within a couple of hours of NYC. You can find an in-towner with a garage suitable for a workshop for less than $150,000, or a house on a couple of acres in the country around $200,000, if you’re not looking for a classic farmhouse or country charmer. A classic farmhouse with a studio or barn can up the ante significantly. A back road farmhouse with a classic hand hewn barn that even Jackson Pollock would love can range into the $400’s and $500’s here, which is still a lot less than a similar set up would cost in the Hudson Valley.
