I just posted my Current Market Conditions Report for August 2014 for Sullivan County real estate, with closed sales data through July. It's not an upbeat report this month, with the volume of closed single family sales for the 3 month period ending July 31st down 15% from the same period a year earlier.
But the data may not be painting quite an accurate picture of the current market. The latest data is for May-Jul, which reflects buyer activity about 2 to 3 months earlier. The brutally cold winter took its toll on the first quarter selling season, particularly in the second home segment. Buyer activity picked up sharply in May, with steady interest since then. eraly summer deals are starting to close, and it will be interesting to see the impact on the sales data over the next couple of months.
