I'm very excited about some of the new listings that have come to market here in Sullivan County this spring. One category that's very popular with buyers is "charmers" — vintage houses with some or all of their original detailing that evokes that "how cute" response. There always seems to be a shortage of good charmers on the market, so I take notice when new ones are listed.
I've gathered together eight in the slideshow at the left, ranging in price from $179K to $449K. One thing to keep in mind, if you're shopping for a 'charmer' is that this segment of the market is pretty rational. There's a pretty direct (and consistent) relationship between 'quality' (setting, condition, detailing) and price. In the lower price ranges, a house may be closer to a main road or need some work or updating. To get into the "Love, Valour Compassion" farmhouse or cottage set off of a quiet country road, with maybe a view or pond, that's been stylishly renovated, you're moving up in price, into the $400's and even $500's.
