2013 is in the rear view mirror, and we have the full year sales data. So how did we do in 2013? In terms of sales volume we did quite well, with the number of single family homes sold in Sullivan County (as reported in the two multipe listing systems serving the county) up 14% over 2013. On the price front, though, the pictrue was more mixed, with the average sales price rising 5.5% while the median sales price fell 6.4%. So on the price side, I'd call it a draw.
The full year data doesn't quite paint an accurate picture of where we are today. Both volume and prices have been edging up since mid year. Given the flurry of activity since New Year's, the market strengthening seems to be continuing. Sales would likely be even stronger if we had more inventory. Inventory shortages in key popular categories continue to drag on the market.
