Finding an updated farmhouse here in good condition on a quiet country road in the low $200's here here can be about as tough as nabbing a face value ticket to the Super Bowl. So a price drop to $239,900 on this little red charmer near Narrowsburg caught my attention.
The house is near the end of a dead end road, and sits on 14 acres, including access to a pond/small lake. It's more of a beaver pond than a great swimming lake, with some shallows and wetlands, but you can kayak or canoe on it, or just enjoy the view. The property is wooded and steep in places, and the pond comprises a chunk of the acreage, so it isn't a rolling meados and farmland setting, but it still quite nice.
The house? It isn't perfect, but it's pretty darned good for the money. It's been extensively renovated, with new systems (including a new septic), something you seldom find in farmhouses at this price point. The renovation has been tastefully done, not 'remuddled' with paneling and tacky fixtures like you sometimes see. There's only one bath, and it's on the first floor, so a new owner might want to take some space on the second floor and make a master suite. A great feature is a big deck off of the kitchen, and to top it off, there's DSL internet here.
All in all, I think this is a sweet little deal for someone looking for an older charmer in a quiet setting, but isn't looking to push into the $300's. To see more, click on the photo to go to the listing.
