I just posted my latest Current Market Conditions Report for Sullivan County real estate with sales data through Oct. 2013. The good news is that sales volume is up 16.7% over the same period a year earlier, but prices aren't following that sharp rise. Overall, the average sales price is up only 1.5% over the previous year, while the median sales price actually fell 5%.
A key factor is that buyers continue to be value focussed, and largely looking and buying in the low to moderate price ranges. Activity at higher price points continues to be very sluggish.
