Lake Louise Marie, Rock Hill, NY

Lake Louise Marie is one of two communities on the lake of the same name near Rock Hill, NY in southeast Sullivan County. Lake Louise is the older of two, developed in the 1960’s (The other community, Emerald Green, was developed a decade later.) The lake itself is a non-motorboat lake, 300+ acres in size.

Lake Louise Marie houses largely date from the mid 1960’s, and have a vaguely ‘mid-century’ vibe. The most common style was a 2BR, 1BA, about 1,000 sq. ft., with a slight cathedral ceiling and carport. Over the years, many owners have converted the carport into a third bedroom, or expanded the house, even adding second floors. The houses are mostly on smaller parcels, about 1/6th of an acre, with front lawns and small back yards. A lot of the houses have been ‘updated’ with paneling, vinyl siding and other 80’s trends, but they’re not hard to bring back to their 60’s roots.

About 1/3 of the houses are lakefront, and generally sell in the $200’s, with some newer or larger houses a bit more. Non-lakefronts here typically are priced in the $100’s.

A feature of the community is the “Lake Louise Marie Country Club”, which isn’t a country club in the traditional sense, with a golf course, but has a swimming pool, tennis courts and lake access for non-lakefront homeowners.

The setting of Lake Louise Marie, while on the same lake as Emerald Green, is somewhat different. Lake Louise Marie is closer to Route 17 (I-87), and the community facilities are just off the highway. So some houses here do pick up some road noise from Route 17, which is one factor that contributes to the lower prices here than at Emerald Green. But if that’s not a big issue, Lake Louise Marie is one of the best lakefront values in Sullivan County.

On the flip side, Lake Louise Marie is just 75 miles from the George Washington Bridge, and 20 miles from the mall and movie theaters in Middletown, for rainy day trips.

Lake Louise Marie may not fit the ‘rustic mountain lake’ model, but you can’t beat it for convenience and price.
